Status Report
1. Planning Board Results
Today, the Prince George's County Planning Board conducted a public hearing
on Preliminary Subdivision Plan #4-06063 (Rodenhauser Property). The applicant,
Church Road Development, Inc., is proposing to create 62 residential building
lots on a 73.01-acre site that is zoned R-E (Residential Estate). The property
is located on the east side of Church Road, approximately 0.6 mile south
of U.S. Route 50. The City Council recommended approval of this Preliminary
Plan, with conditions, at its public hearing on November 20th. At the conclusion
of its public hearing, the County Planning Board voted to approve the subdivision
application and Tree Conservation Plan (Type-I), with conditions, which
addressed the City's conditions regarding shoulder and roadway improvements
along Church Road, payment of a fee-in-lieu for recreation, site clearing,
and restricting vehicular access to Church Road. However, the Planning
Board's approval did permit one (1) shared driveway providing access directly
from Church Road to two (2) individual lots. Commissioner Vaughns moved
for approval. His motion, which was seconded by Commissioner Clark, passed
unanimously, 4-0. (Chairman Parker was absent.)
