Glenn Dale Golf Course Redevelopment (Preliminary Plan #4-19005) – The developer proposes redevelopment of the former golf course with a new residential community called “Fairway Estates at Glenn Dale”

Project Snapshot

Proposal:  A total of 272 dwelling units, including 209 single-family detached dwellings and 63 townhouse dwellings

Location:  West side of Hillmeade Road, approximately 1,000 feet south of Quick Fox Lane in Northridge

Acreage/Zoning: 125 acres/Zoned O-S (Open Space) and R-18C (Multi-Family Medium Density Residential, Condominium)

Review/Approval Process

  1. East Glenn Dale Sector Plan and Sectional Map Amendment (completed 2006);
  2. Minor Plan Amendment (completed 2018);
  3. Preliminary Plan of subdivision;
  4. Detailed Site Plan

In 2005-2006, the Prince George’s County Council, sitting as the District Council, initiated a Sector Plan for East Glenn Dale, which focused on several properties, including the golf course.  The District Council’s approval of CR-23-2006 rezoned properties pursuant to the recommendations of the Sector Plan.  In 2018, the District Council approved a Minor Plan Amendment to the Approved Sector Plan for East Glenn Dale area.  Public hearings and community meetings were held throughout that process.  The final approval allows development of the golf course at R-R zone densities, including a mix of high quality single-family residential development that enhances and preserves existing community character and provides active and passive recreational opportunities.
