Two multi-family residential phases of Melford Village are proposed, north of Melford Boulevard and east of Curie Drive, along a new road named Lake Melford Avenue.
Proposal #1: Melford Mansions Detailed Site Plan for 435 multi-family apartment dwelling units in nine buildings. The aggregate total building square footage is approximately 705,000 square feet, which includes an approximately 12,000 square foot clubhouse and approximately 133,000 square feet of garage parking. In addition, the Detailed Site Plan includes the footprint and related infrastructure for one (1) additional building, which may include up to 72 units, located on the south side of Lake Melford Avenue.
Location: Northeastern quadrant of the Curie Drive/Lake Melford Avenue intersection (proposed) in the Northeast Neighborhood

Proposal #2: Melford Apartments (Eastern Wrap Building) Detailed Site Plan for Infrastructure includes plans for infrastructure associated with a future 472-unit multi-family building.
Location: On the north side of Lake Melford Avenue at the end of Lake Melford Avenue (proposed) within the Northeast neighborhood.

In 2006, the overall Melford property was rezoned from E-I-A (Employment and Institutional Area) to M-X-T, via the Bowie and Vicinity Master Plan and Sectional Map Amendment (SMA).
On April 21, 2014 the Bowie City Council voted to approve the Conceptual Site Plan for the Melford Village, with eight conditions, but determined that the residential component should be revised to include 1,000 senior multi-family units (which may include assisted living facility units), 1,000 non-senior multi-family units and 500 townhouse units. On March 23, 2015 the Prince George’s County Council, sitting as the District Council, approved #CSP-06002-01, with 25 conditions.

Other Building Construction Activity at Melford
Site grading is underway for infrastructure installation.
Thrive Assisted Living Facility – A four-story, 110,000 square foot, 140-unit assisted living facility was approved in 2016 is under construction.
Flex Space - two 34,560 sq. ft. flex buildings are under construction.
Permits have been issued to the developer for installation of traffic calming measures on Belair Drive to reduce speeds and deter traffic cut-through traffic from MD 3/Melford and from MD 450.
